Fall Roof Inspection Tips for Central Coast Homeowners

Red tile roof undergoing replacement with new roofing materials and stacked tiles on a residential home.

Your roof has seen you through yet another of the Central Coast’s dry summers. But is it in shape for what the wetter months have in store? And when you put on a pair of boots to go and have a look, are you sure you know what you are looking at?

Should any of that give you cause to think, then come to us. We at Action Roofing have been working the coastal climate for over 40 years and can tell you how a proper fall inspection goes about protecting a home; we have been doing so in Santa Barbara and Ventura County since 1985. Questions? (805) 500-2086 is our number.

On the Central Coast there is no better time than fall for a check up. The summer will have baked the shingles and sealants and the winter rain is apt to expose any weakness. Put some time into it now and you will be sparing yourself trouble down the road.

Why Inspect in the Fall on the Coast

Inland roofs do not have to contend with what salt air, marine fog and an abundance of sun put them through. It is a recipe for wearing things down that one might not see until there is water in the ceiling.

Before you see a stain on the drywall the damage has typically been there for months. It is far less costly to put a stop to problems early than to deal with the consequences.

A Ground Level Check

There is no call for ladders right away. Walk the perimeter of the house and you will pick up on a lot.

From where you are standing, here is what should catch your eye:

  • Any shingles gone or showing cracks and curl
  • Patches or streaks of a dark colour from algae or moisture
  • A sag in the roofline
  • Asphalt granules in the gutters or by the downspouts
  • Flashing at the vents and chimneys that is loose or in bad shape
  • Debris in the valleys where the planes of the roof come together

Make a note and a photo if you find something; it is good to have on hand for a roofer.

Gutters

One of the most neglected parts of a roof, and they want your attention in the fall. When leaves and twigs get in the way of the water, blocked gutters will force it under your roof.

Get them cleared before the rain sets in and make sure the downspouts are putting water well away from the foundation. Ours can help if yours are rusting out or coming unmoored; Action Roofing does installation and service as well.

Do Not Neglect the Interior

The attic holds some of the best information on the state of your roof. On a dry day take a flashlight and go up.

You may come across:

  • Light seeping through the boards
  • Dark spots or stains on the decking below
  • Insulation that is matted or damp
  • A mustiness from moisture
  • Evidence of pests making use of an opening

Any of these warrant a professional having a good look before the weather changes.

Making the Call

Homeowners can spot enough on their own. Yet walking a roof is not without its risks if you are not set up for it, and some matters are difficult to assess from the ground.

All too often a leak is what makes people act and the repair is more involved for it. A roofer who knows his trade will put you at ease with an honest opinion on the life of your roof after he has made a safe inspection of the sheet metal, tile and sealants.

We are a homegrown team familiar with the products, be they specialty, asphalt shingle or tile, that stand up to this weather. In fact we were named Best of the Best Contractor 2025. Our work covers new construction as well as residential and commercial roofing throughout the region.

Put Your Plans in Order

If the inspection indicates there is work to be done, get it on the books in the fall. Once the storms are upon us the roofers are booked up and you would rather not be in line with a leak above you. For a replacement or something of that magnitude we have financing options and free estimates to work with.

To have your roof put under review before winter, contact Action Roofing at (805) 500-2086. We have been at it since 1985 and are open weekdays from 7:30am till 5:00pm. Call and face the rainy season without a worry.
